Cedar Park, Texas is one of the top-ten fastest growing cities in America. In 1990, the population was just over 5,000 people. By the 2000 census, the population had grown to 26,000 plus. The current population (at the time of this writing) is approaching 50,000 people. Geography Overview


Cedar Park is located in Central Texas just north of the state's capital of Austin, Texas. Most of the city falls within Williamson County, though a small part stretches into neighboring Travis County.

Much of the city's 17 square miles consists of flat land with many open spaces, ranches and the like. With that said, there has also been a signficant rise in commercial development as well, and this has brought new highways through Cedar Park as well as shopping centers.

Real Estate in Cedar Park


The real estate market is expanding at a rapid rate. What used to be a "sleepy" Central Texas town of 5,000 people is now becoming a popular place to live for many folks. There are new shopping opportunities, great schools and healthcare in the area, and much more. The traffic situation has improved greatly in recent years as well, with the addition of tollways and highways.

All of these developments have had a positive impact on the Cedar Park real estate scene, which is growing along with everything else. The only sad thing about all this development (in this editor's opinion, at least) is that many of the working ranches are being sold to developers and turned into subdivisions and mini-malls.

It's the typical tradeoff that takes place when a rural city begins to attract a larger population — much of the open space that is so appealing about the city becomes just another neighborhood or shopping plaza.


Cedar Park's School System


The public schools in Cedar Park fall under the Leander Independent School District (LISD), which is one of the fastest-growing school districts in all of Texas. Today, there are 30 campuses within LISD, including those throughout Cedar Park. By way of explanation, Leander is the city that borders Cedar Park to north and west. LISD oversees the schools in both cities.
